Swiss Properties Invest A/S Acquires Attractive Property in Canton of Zürich

Swiss Properties Invest A/S has acquired a multi-tenant commercial property in Zwillikon, Canton of Zürich, at a purchase price that meets the well-defined criteria for an attractive return. The purchase was completed at low levels of both transaction and especially financing costs, with the latter being close to only 1%. 

This is the company's tenth acquisition in Switzerland, and transfer of ownership took effect on 1 July 2026.

The property is located at Alte Affolterstrasse 1 in the municipality of Affoltern am Albis, between Zürich and Zug. The building comprises approximately 3,500 m² of lettable commercial space across offices, workshops, ateliers, and warehouse facilities, with a diversified tenant base and 26 outdoor parking spaces.

The acquisition was funded through a combination of proceeds from the company's DKK 17 million capital raise completed earlier this year, existing liquidity, and debt financing from a Swiss bank at a very attractive low interest rate. The property generates rental income from day one, with identified potential to increase income further through reducing current vacancy and planned property improvements such as installation of solar panels.

"We secured this property through our local network in Switzerland, where our track record and ability to close with certainty gave us the edge. That kind of access is built over years, and it continues to give us the opportunity to acquire the right properties on the right terms," says Gert Mortensen, CEO of Swiss Properties Invest A/S.

Following the acquisition, the company plans to carry out targeted renovation works, facility  and operational improvements consistent with the approach applied across the existing portfolio. Combined with the low financing costs, these improvements are expected to further strengthen the property's income profile over the coming period.

"We raised capital earlier this year to be ready when the right opportunity came along. Combined with the low financing costs, this property will add diversified income to our portfolio immediately, with further upside ahead. Since listing, the underlying value of our portfolio has grown every year, and this acquisition continues that development, as well as contributing to our operational income from day one,” says Gert Mortensen.
