Vi har i dag udgivet en Aktiebrief om SLP, se her (på svensk): SLP: Aktiebrief Q4'25 - Inderes SLP har historisk set udvist gode evner til at erhverve og forædle moderne logistikejendomme på attraktive beliggenheder, hvilket har medført hurtig vækst i ejendomsporteføljen og driftsoverskuddet. Markedet drives af flere tendenser, blandt andet har digital modenhed og stærk vækst inden for e-handel i Sverige ført til ændret forbrugeradfærd, hvilket igen stiller nye krav og åbner nye muligheder for logistiksektoren i håndteringen af øgede mængder og forventninger om hurtige leverancer. Samtidig er selskabets udvikling stærkt knyttet til stemningen og aktiviteten i svensk handel, da efterspørgslen og behovet for logistikejendomme afhænger af lejernes finansielle situation. Hej! Jeg tænkte at starte en tråd om SLP, et svensk ejendomsselskab med fokus på at erhverve, udvikle og forvalte strategisk placerede logistikejendomme i nærheden af motorveje rundt om i Sverige. Selskabet offentliggjorde for nylig sin Q4-rapport, som I kan læse her. Nogle punkter fra rapporten: SLP’s driftsnetto steg med cirka 42 % sammenlignet med 4. kvartal 2024. Selskabets arbejde med udvikling og forædling samt et bedre marked i andet halvår var de primære drivkræfter bag resultatet. Udlejningsgraden pr. 31. december var 96,7 %, en stigning på 0,2 procentpoint sammenlignet med året før. Dette til trods for at ejendomsværdien er vokset med godt 40 % i samme periode. Selskabet oplevede en tydelig stigning i efterspørgslen efter logistikarealer i den anden del af 2025. Der efterspørges også investeringer i den eksisterende portefølje fra kundernes side, og det forædlingsbare areal udgjorde 5 % af porteføljen ved periodens afslutning.
