Frans has published a new equity research report on Toivo following the Q1 results  We reiterate our Accumulate recommendation for Toivo Group and our target price of EUR 1.20. The Q1’26 result fell slightly short of our forecasts due to a one-off post-completion cost for an already finished project. On a positive note, the company’s project profitability was otherwise better than we expected. As anticipated, the company reiterated its guidance, and we lowered our earnings forecasts only slightly. The recovery of the housing market remains slow, and the elevated interest rate level especially overshadows the demand outlook for the housing sector. However, strong news flow, realized volume growth, good project profitability, and an improved competitive position have increased our confidence in the company. We see the valuation as more attractive after the share price decline, supported by a low balance-sheet-based (Q1’26: P/NAV 0.91x) and earnings-based valuation (2025 P/E 13x). Here are Frans’s comments on Toivo’s Q1 result.  Toivo Group’s seasonally weaker Q1 report, published this morning, fell slightly short of our expectations regarding both revenue and earnings, but project profitability was positively better than we expected. Revenue grew slightly from the comparison period but remained below our forecast. Earnings declined as expected from the strong level of the comparison period, but the reason behind the lower-than-expected earnings was primarily the negative development gain related to investment properties. As expected, the company reiterated its full-year guidance and commented that new project starts are expected to be weighted toward the second half of the year, which is in line with our forecasts. According to our preliminary assessment, the impact of the report on our forecasts is fairly neutral. The text is exactly the same as in the Q1 2025 report, and I couldn’t immediately find the same section or mention of the matter in other reports. This has likely been left in by mistake when copying the Q1 2025 interim report template to create the Q1 2026 report, or are they still preparing a response?

Here are Frans’s preview comments as Toivo releases its Q1 report on Wednesday, May 6  We forecast Toivo’s Q1 revenue to grow clearly as the focus of projects shifts to off-balance sheet projects, but taking balance sheet investments into account, we estimate business volume will decrease slightly from the comparison period. We expect adjusted operating profit to fall to EUR 1.2 million in a seasonally weak quarter (Q1’25: EUR 2.0 million), but we estimate the quality of the result has improved from the comparison period thanks to the smaller role of changes in fair values. The company’s project backlog and the continued positive news flow provide support for our 2026–2027 forecasts, although the new housing market in the Helsinki metropolitan area remains difficult as a whole. Quite a nice care home deal of just under EUR 9 million in Joensuu with Norlandia Hoiva. Construction has just started, and the goal is to be completed in summer 2027. Previously, Toivo has built a couple of daycare centers for Norlandia, and it’s a good sign that they are also trusted to build care homes. Here are Frans’s comments on Toivo signing a 17 million euro deal in Vantaa  Toivo Group announced on Thursday that it has signed a turnkey (KVR) construction contract of approximately EUR 17 million with VAV Yhtymä Oy for the implementation of a residential apartment building project in Aviapolis, Vantaa. The contract is a new opening, as it is the first pure contracting project in the company’s history. In our view, the project supports Toivo’s 2026 revenue forecast (EUR 77.8 million) well, but it does not cause immediate changes to our forecasts. In terms of profitability, contracting is clearly lower than the company’s target project margin of 15%, but it ties up very little capital.
