The building can be handed over to the City of Helsinki already at the end of September 2026, meaning the city will get access to the new premises potentially more than 400 days earlier than planned. A renovated access route to the metro station and Kamppi shopping centre will be opened through the new building.  The Health and Wellbeing Centre will open in spring 2027, once the city has prepared the premises to receive staff and customers.

The project begins with a development phase and will be implemented as a collaborative project management contract. The estimated total value of the construction contract for YIT, aiming for the implementation phase after the development phase, is approximately 87 million euros. The value of the contract will be specified during the development phase. The development phase will commence in November 2025 and is estimated to last until August 2026. At the end of the development phase, a decision will be made on proceeding to the implementation phase, which will last approximately three years.

The project entity will be implemented as a collaborative lease project, and the agreement also includes demolition work on existing buildings. YIT is responsible for the project’s design, implementation, and a service period of approximately 20 years, which also includes responsibility for the optimal energy consumption of the properties. The buildings will be owned by Espoon Koulutaival Oy, which is owned by the international Meridiam fund. Espoon Koulutaival Oy is also responsible for the project’s financing. The total value of the agreement for YIT is approximately 90 million euros. Preliminary design phase agreements were signed on November 20, 2025. The final lease agreements between the City of Espoo and Espoon Koulutaival Oy, as well as the implementation phase agreements between YIT and Espoon Koulutaival Oy, are intended to be signed in early autumn 2026 after the building permits have become legally binding. The project entity will be recorded in YIT’s order book in phases as construction commences. Construction is planned to begin in autumn 2026, once the design phase has been completed, at which point all three sites would be ready by the end of 2028 at the latest.

This is an interesting development; to my understanding, construction companies in Finland have so far only been involved in contracting for data center projects. This would be YIT’s first data center construction project based on its own project development, at least.

The matter is under consideration by the Kuopio Urban Planning Committee on November 19. The plot reservation is a significant step towards the project’s realization and strengthens YIT’s position as Finland’s leading data center implementer. During the development work, YIT’s goal is to find suitable operators for the data center. The Hepomäki data center project supports Finland’s digital infrastructure and brings, among other things, new jobs to the Kuopio region during both construction and operation, and diversifies the province’s economic structure. The project strengthens Kuopio’s position as a hub for sustainable technology and high expertise, acting as a driver for new investments and innovations. The waste heat generated by the data center can be utilized in Kuopio’s district heating network, which supports the region’s sustainable development and attracts other industries that utilize thermal energy to the area.

The project is valued at approximately EUR 100 million for YIT. The project will be recorded in YIT's order book for the fourth quarter of 2025. &nbsp;Excavation work will begin in December 2025, and the contract is expected to last around three years.&nbsp;Once completed, Varanto will be the world's largest seasonal heat storage facility, located deep beneath Ring Road III in Kuusikonmäki, Vantaa. The storage capacity will be 90 gigawatt-hours of district heating, equivalent to the annual heating needs of a medium-sized Finnish city.&nbsp;"Varanto is an exceptional project that combines scale, technical complexity, and societal significance.
