Kesko operates in the retail sector. The company offers services primarily aimed at the food, construction and technology industries. The largest activities are found in the development of store concepts, channel sales, e-commerce sites and business models. The majority of operations are found in the Nordic and Baltic markets. The head office is located in Helsinki.

At least from the valuation multiples, no double leverage effect is visible. In my opinion, it’s quite neutrally valued.

I see clear signs of growth in Kesko’s construction sector. In my neighborhood in Vantaa, several long-stalled construction projects have started within a month (on one site, a “building soon” sign stood for over three years). Single-family homes, daycare centers, and apartment building projects have begun. Although Vantaa has often been advertised as the worst sufferer of falling housing prices, construction is seriously starting again here. This will soon start to show in Kesko’s results.

A rather massive Cittari is being built in Kuopio in a good location near the football stadium, within walking distance from the city center. Great location! It has been completed rapidly! It’s quite quiet on the board. Well, the stock is like a steam train, of course. Steady going without major movements.

Here are Rauli’s comments on these property sales.  Yesterday, Kesko announced it is selling ten grocery store properties to Swedish Prisma Properties AB for a debt-free purchase price of approximately EUR 59 million. The arrangement is in line with the company’s strategy, which aims to recycle capital into new store location investments. The transaction is relatively small in Kesko’s scale, and the news does not have a material impact on our forecasts.
